Prefab ADUs in San Diego
Prefab speed and price meet custom design and finishes. We help you choose the right path for your lot, your timeline, and the home you actually want to keep.
Prefab vs. Stick-Built: An Honest Comparison
Prefab ADUs (also called modular or factory-built) ship as completed modules that are craned onto a finished foundation. The pitch is real: faster install, predictable pricing, and tighter quality control on the box itself.
What prefab cannot do: meaningfully customize the floor plan, match a luxury main home, integrate with terraced or hillside lots, or upgrade beyond the manufacturer''s catalog of finishes. For most San Diego clients we work with, the right move is a custom stick-built ADU that captures prefab''s efficiency without locking you into a kit.
When Prefab Makes Sense — and When It Does Not
Three honest scenarios. We will tell you which one fits your project.

Prefab Wins
Flat, accessible lot. Tight budget. Tenant-ready rental needed yesterday. A standard one or two-bedroom box with builder-grade finishes is acceptable. In these cases, a quality prefab can be the right call.

Custom Wins
You want finishes that match the main home. The lot is sloped, narrow, or has tree/utility constraints. You want a real architect-driven floor plan. You expect this ADU to add long-term resale value. Custom is almost always the right answer.

Hybrid
You have an existing garage or wing that can be reused. The cheapest, fastest path is usually a conversion or attached addition built on-site — not a prefab in the backyard.
How Lumina Delivers Prefab-Like Speed Without the Compromises
We treat ADU construction the way a good factory does: tight, sequenced, and supervised. Foundation, framing, MEP rough-in, and dry-in happen on a published schedule. Cabinets, stone, and finish trades are pre-ordered before construction starts so trade gaps disappear.
The result: a custom-built ADU delivered in six to nine months — longer than a prefab install, but the gap is much smaller than most homeowners expect, and the long-term outcome is unrecognizably better.

Honest Pricing
Prefab ADUs in San Diego typically run $200,000 to $400,000 turnkey for a one- or two-bedroom unit, including foundation, utility connections, and crane install. Site-prep surprises are the most common reason these numbers blow past initial quotes.
Custom Lumina ADUs run $300,000 to $700,000 turnkey — a real difference, but one that pays back in livability, resale, and the option to actually live in the unit yourself one day.
Frequently Asked Questions
Is a prefab ADU faster than a custom build?
Yes — the install itself is much faster, often 8 to 12 weeks. But the full project timeline (design, permitting, foundation, utilities, crane) often closes the gap. A custom Lumina ADU runs roughly six to nine months end-to-end.
Can prefab ADUs be customized?
Within the manufacturer''s options. You can usually pick from preset floor plans, a small set of finish packages, and a few add-ons. True architectural customization — vaulted ceilings, expanded windows, integrated storage, premium tile and stone — is not available on most prefab platforms.
Will a prefab ADU resell as well as a custom build?
In high-end San Diego neighborhoods, custom ADUs typically appraise and resell stronger because they integrate visually with the main home and use upgraded materials. Prefab is a financial tool first, an architectural one second.
Can I install a prefab ADU on a sloped or hillside lot?
Sometimes, but it gets expensive fast. Crane access, custom foundation work, and stepped retaining typically narrow the price gap with a custom build. We will walk your lot and tell you honestly which path costs less.
Does Lumina build prefab ADUs?
We do not install third-party prefab boxes. We do offer a custom design-build service that delivers prefab-like cost and speed advantages on the right projects, while keeping the design quality, finish level, and resale value most of our clients want.
